Fix & Flip Loans
We offer fix and flip loans and lines of credit to beginner and experienced investors. We also offer fix and flip loans to International (Foreign Nationals) and Non-Permanent Residence Alien investors. The minimum loan amount is 250K and the maximum is 5MM. Interest rates start at 9%. We will finance up to 80% of the purchase price and up to 100% of the construction budget. LTV not to exceed 75% of ARV. The loan term is interest-only for 12 or 18 (for loans >500K) months. A minimum credit score of 620.
Property Types – Single Family residences, 2-4 units, Townhouse style or detached condos, Multi-family properties up to 20 units and mixed-Use.
Portfolio Package Financing
Are you purchasing or currently own 5 or more properties? Our portfolio product is the perfect choice for you. Package your purchase and take advantage of only one closing and one monthly payment. Save on purchase and administrative costs. If you currently own 5 or more properties, you should take advantage of our low rates and consolidate your existing properties under one loan. You can use the cash-out proceeds to grow your portfolio. The minimum loan amount is 500K and the maximum is 100MM. Interest rates start at 8.75%.

Rental Property Financing
Are you self-employed, have a self-directed 401K or IRA, or just want to grow your portfolio and do not have the income to qualify? We offer no income verification loans for the purchase or refinancing of non-owner-occupied properties. The minimum loan amount is 200K and the maximum is 10MM. Interest rates start at 8%. We will finance up to the lower of 80% of purchase price or appraised value and 75% on cash-out refinancing. We offer loan terms up to 30 years.

Vacation Rental Financing
We offer no income verification loans for the purchase or refinancing of non-owner occupied vacation properties. The minimum loan amount is 200K and the maximum is 2MM. Interest rates start at 9%. We will finance up to 80%. We offer loan terms up to 30 years. A minimum credit score of 620.
